With 56,000 homes for 130,000 people, we're now the sixth largest housing association in the country.

But we have a strong regional focus, working with local authority partners, investing our time, effort and money where we can make the greatest difference.

Our goals

Growing sustainably to deliver more

  • We'll focus growth in our tight geographic operating area to help improve efficiency through new development and stock rationalisation.
  • We'll develop around 1,500 new homes a year, providing a full range of tenure options for people in housing need.

A strong, efficient and influential organisation

  • We'll remain a social business using a commercial approach to become more efficient.
  • We'll use our financial strength and the proposed sector deregulation to determine our own priorities.
  • We'll explore new partnerships to help us deliver additional homes and customer service more effectively.

Great customer experience

  • We'll be a good landlord, modernising our customer service.
  • We'll invest in more digital services and ways to communicate with us.
  • We'll aim to protect our social rented homes to help those in housing need.
  • We'll focus our investment on priority communities, targeting employment and training initiatives to help residents sustain their tenancies.

Working collaboratively with the Board, residents can influence strategy, policy, service standards and review our service quality and performance.

This group will agree and commission reviews to make sure we're providing good quality services and great customer experiences.

We're committed to supporting strong and resilient communities, so this group is all about local voices and engagement in the many communities where we have homes.
